For 25 years, Oberoi Realty built exclusively within Mumbai's city limits. That changed in November 2023, when the company acquired a 14.81-acre land parcel in Sector 58, Gurugram, on Golf Course Extension Road, marking its first project outside Mumbai. The site sits at village Ghata, tehsil Wazirabad, within the Gurugram-Manesar Urban Complex. The formal launch of the project, named Three Sixty North, was announced on 29 June 2026, and within days the company had recorded bookings of approximately 2.31 million square feet of saleable area, translating to about 1.35 million square feet of RERA carpet area, worth roughly 8,109 crore rupees in value.
Vikas Oberoi, Chairman and Managing Director, described the response as reflecting the strength of the developer's execution model, adding that it reinforces the belief that trust, quality and disciplined execution transcend markets, and that it gives the company confidence as it builds thoughtfully with a long-term perspective wherever it operates.
Oberoi Realty Limited was incorporated in 1998 in Mumbai, and traces its operating history to Oberoi Constructions, founded by Ranvir Oberoi. His son, Vikas Oberoi, joined the business in the early 1990s and has since led the company's expansion, including acquiring the 60-acre former Novartis campus in Goregaon and a four-acre Worli plot from GlaxoSmithKline. The company's flagship, Oberoi Garden City, was developed on an 80-acre parcel in Goregaon East that Oberoi Realty acquired in February 2002, and by 2005 the developer had expanded into Andheri and Mulund. Its Mumbai portfolio spans residential towers, office parks such as Commerz and Commerz II, the Oberoi Mall, two Oberoi International School campuses, and The Westin Mumbai - Garden City hotel.
The company's best-known address is Three Sixty West in Worli, a mixed-use tower managed in part by the Ritz-Carlton, which the Gurugram project is explicitly modelled on. In October 2024, Oberoi Realty also launched Oberoi Garden City in Thane, a 75-acre integrated township that recorded gross bookings of approximately 1,348 crore rupees within its first three days, underlining the scale at which the company now operates outside its original Mumbai footprint.
Three Sixty North occupies roughly 14.8 acres on Golf Course Extension Road in Sector 58 and is planned as a master development of seven residential towers. Phase 1 offers residences spanning configurations from 3 BHK and studio through 4 BHK and studio, duplex, and penthouse formats, with saleable areas ranging from approximately 5,500 square feet to over 13,000 square feet, and prices starting from 18 crore rupees onward, plus applicable taxes. Six residential towers — A, B, C, E, F and G — received individual Haryana RERA registrations on 26 June 2026, each with its own registration number under the state authority, a structure consistent with how the developer registered Three Sixty West in Mumbai.
The Golf Course Extension Road location places the project within a corridor that links Golf Course Road, Sohna Road, and the Southern Peripheral Road, giving residents road access to three of Gurugram's principal arterial routes. The Rapid Metro station at Sector 55-56 lies close by, and a further metro extension has been proposed to extend service toward Pachgaon.
Sector 58 sits in the PIN code 122102 belt of Golf Course Extension Road, a corridor that has moved from agricultural land in 2015 to one of Gurugram's most closely watched premium residential markets. Average per-square-foot pricing on the corridor rose from approximately 24,855 rupees in 2024 to 37,899 rupees in 2025, and current listed rates across Sector 58 range between roughly 21,000 and 45,000 rupees per square foot depending on project and configuration. Golf Course Extension Road links directly to Golf Course Road, the Southern Peripheral Road, Sohna Road and NH-48, and offers a route to DLF Cyber City, Udyog Vihar, and Gurugram's principal office districts without needing to enter central Gurugram traffic. Road-widening and flyover work along SPR and Sohna Road in recent years has reduced congestion at several junctions, and a proposed metro corridor connecting Sector 56 through to Pachgaon is planned to extend rail transit further into the belt.
The area around Golf Course Extension Road has built out a mature base of schools and hospitals over the past decade. Families in the corridor have access to institutions such as The Shriram Millennium School, Orchids The International School, and Scottish High International School, alongside hospitals including CK Birla Hospital, Artemis Hospital, and Marengo Asia Hospitals. Retail and hospitality infrastructure has followed the residential build-out, giving the corridor a degree of day-to-day self-sufficiency that was absent when the road was still largely undeveloped plotted land.
A buyer evaluating Oberoi Realty in Gurugram is, in effect, evaluating whether a developer with a four-decade Mumbai record can replicate that execution discipline in a new city. The company's own capital commitment — a 14.81-acre acquisition and a seven-tower master plan on one of Golf Course Extension Road's larger contiguous parcels — signals a long-horizon bet on the corridor rather than a single-project entry.
