In November 2023, Oberoi Realty debuted in the National Capital Region by acquiring a 14.81-acre land parcel in Gurgaon for ₹597 crore. The Gurugram project will be Oberoi Realty's first project outside the Mumbai Metropolitan Region. During the company's Q2 FY25 financial discussion, Vikas Oberoi confirmed that a dedicated office has already been opened in Gurugram, signalling the seriousness of the NCR expansion.
Three Sixty West, Oberoi Realty's benchmark Mumbai development, is a skyscraper complex in Worli comprising two towers — Tower B rising to 260 metres with 66 floors, and Tower A to 255.6 metres with 52 floors. The project was designed by Kohn Pedersen Fox, with structural consultancy by Leslie E. Robertson Associates and main contracting by Samsung C&T. Conceived as a mixed-use development, Three Sixty West combines luxury residences with services managed by The Ritz-Carlton. Vikas Oberoi has shared in investor calls that the Gurgaon project will be a smaller version of Three Sixty West but will uphold the same high luxury and design quality standards. The Gurugram project is expected to offer around 2.6 million square feet of living space.

The project includes a lifestyle clubhouse of approximately 1.75 million sq ft, a 10-acre central green oasis with areas set aside for organic farming, herb gardens, and an amphitheatre. Premium specifications include Italian marble flooring, VRV air-conditioning, and smart home systems, and the project is planned as an IGBC green-certified development.

Reports indicate Gurgaon has surpassed Mumbai and Dubai in the ultra-luxury segment, witnessing record-breaking property deals in 2024. That is the market context in which Oberoi Three Sixty North is positioned — not as a luxury project in a city catching up, but as an entrant in a city that has already set national benchmarks for high-value residential transactions.
Connectivity from Sector 58 supports both end-use and investment rationale. The project enjoys connectivity to DLF Cyber City, the Sector 55-56 Rapid Metro, and IGI Airport.
