Analysts project that Oberoi Realty, along with DLF and Prestige Estates, will report lower pre-sales due to fewer or no launches and a high base effect, according to a sector preview issued July 3, 2026. Oberoi launched two smaller projects in Mumbai's Bandra and Malabar Hill, with a cumulative gross development value of ₹500 crore, far below the scale needed to offset comparison with the prior year's stronger performance.
Market-Wide Headwinds and Seasonality
Uncertainty amid the West Asia war and its inevitable supply chain disruptions impacted overall housing sales in the top seven cities in Q1 FY27, with residential sales dropping 6 per cent year-on-year. The June quarter typically remains seasonally softer, as developers moderate launches during the period. Analysts noted that developers have become increasingly selective in launching new projects after several years of aggressive expansion.
Staggered Launch Timelines Favour H2 FY27
Several projects received regulatory approvals only towards the end of the June quarter and are likely to be launched in the second and third quarters of FY27, providing better visibility for the remainder of the year. This staggered cadence amplifies the Q1 pre-sales shortfall on a comparative basis. Oberoi is expected to see lower pre-sales despite healthy sustenance sales, amid a high base from Q1 FY26.
Oberoi Realty's Market Position and Pipeline
Oberoi Realty was founded in 1980 and has established a strong presence in the real estate industry. The company has completed 51 projects across the Mumbai skyline spanning residential, commercial, retail, hospitality and social infrastructure. The developer has a robust pipeline of premium developments across key micro-markets like Goregaon, Borivali, Thane, and South Mumbai.
The current residential portfolio includes projects across prime Mumbai localities and Thane. Management guidance from the prior quarter indicated that several projects expected to launch in Q3 FY26 slipped into Q4 FY26 and Q1 FY27, including planned launches in Goregaon, Borivali, Thane, Peddar Road, Gurugram and Worli.
Premium Housing Demand Remains Resilient
Despite near-term headwinds, analysts maintain a constructive medium-term outlook. Analysts remain constructive on the sector, citing healthy demand for premium housing, disciplined supply and a strong launch pipeline over the rest of FY27. Preference remains for players with Bengaluru and Mumbai exposure, premium positioning, and near-term launch visibility, which are best placed to sustain pre-sales growth into FY27.
Existing projects continued to generate sales, rental assets remained healthy, pricing stayed firm in key markets, and Q4 FY26 bookings recovered sharply, suggesting underlying demand fundamentals have not deteriorated despite the Q1 softness.
