Haryana DTCP Upholds Oberoi Realty's Licence for Three Sixty North, Lifting High Court's Allotment Freeze
Regulatory Endorsement for Oberoi Realty's Gurugram Expansion
In an order dated August 13, 2026, the Haryana Department of Town and Country Planning (DTCP) held that Licence No. 69 of 2025, issued on May 12, 2025, and the June 17, 2025 approval permitting the change of developer in favour of Oberoi Realty remain legally valid. The DTCP rejected a representation filed by Advance India Projects Limited (AIPL) seeking cancellation of the licence and change of developer approval granted in favour of Oberoi Realty for a residential project in Gurugram.
The DTCP, after conducting hearings in compliance with the court order, rejected AIPL's plea for licence cancellation as without merit. Following the DTCP decision, Oberoi Realty stated in a regulatory filing that the restriction imposed by the High Court on further allotments and creation of third-party rights had ceased to be operative.
The Project and Prior Court Restrictions
The matter concerns Three Sixty North, Oberoi Realty's residential project on Golf Course Extension Road in Sector 58, Gurugram. The premium NCR residential project is spread across a land parcel of approximately 14.8 acres.
The project involves a 14.8-acre land parcel that was previously covered by licences issued between 2009 and 2012 and was initially marketed as the Grand Hyatt Residences project. The dispute had earlier reached the Punjab & Haryana High Court. In its July 7, 2026 order, the court had restricted IREO Group entities and Oberoi Realty from making fresh allotments or creating third-party rights in the project until the DTCP decided AIPL's complaint.
Launch and Market Response
Gross bookings achieved at the Three Sixty North project during its launch in July 2026 reached ₹8,109 crore. Total RERA carpet area booked at Three Sixty North stands at 13.52 lakh sq. ft., representing 23.1 lakh sq. ft. of saleable area.
While the current order provides affirmations needed for the advancement of Three Sixty North, Oberoi Realty stated that the prior court order did not impact existing sales or construction of the project. Thus, the company believes this clarification poses no adverse impact on its business operations moving forward.
Oberoi Realty's Expansion Beyond Mumbai
Three Sixty North was unveiled in Sector 58, Golf Course Extension Road, Gurugram in 2026, marking the company's first residential development outside the Mumbai Metropolitan Region and signalling a bold expansion into one of India's fastest-growing luxury housing markets. Oberoi Realty's land acquisition of 14.81 acres in Sector 58, Gurugram, in November 2023 for Rs. 597 crore marks a deliberate step into the National Capital Region.
