Oberoi Realty's sales bookings rose to ₹5,447 crore last fiscal from ₹5,281 crore in 2024-25, but analyst sentiment is cooling. Jefferies has maintained a 'Hold' rating on the stock and trimmed its target price to ₹1,680 from ₹1,700, signalling caution as geopolitical and macroeconomic headwinds begin to weigh on demand expectations for the premium residential segment.

FY27 Pre-Sales Growth Forecast Cut Sharply

The brokerage projects Oberoi Realty's FY27 pre-sales growth to slow to approximately 6 per cent year-on-year, a marked deceleration from the 4 per cent growth recorded in FY26 and substantially below the 21 per cent growth the company achieved in FY25. This downward revision reflects mounting uncertainty in buyer sentiment, particularly among overseas investors who form a significant portion of the luxury real estate purchaser base in Mumbai.

Middle East Conflict Turmoil and Rate Pressures

The latest escalation in the Middle East centring on the Iran-Israel-US conflict that intensified in early 2026 has rattled global markets. U.S. and Israeli military strikes on Iran effectively disrupted traffic through the Strait of Hormuz, the narrow chokepoint through which roughly 20% of global oil shipments pass. The Indian Rupee fell to record lows of INR 93-94 against the USD in March 2026, affecting overseas investor purchasing power and sentiment.

The Middle East crisis is introducing a measured caution particularly in the luxury segment, particularly among Gulf-based buyers, that will likely show up as slower transaction volumes in the near term rather than price corrections.

Beyond geopolitics, interest rate pressure compounds the headwind. Higher borrowing costs have narrowed affordability in the premium segment, and global uncertainty has prompted central banks to pause rate-cutting cycles, dampening demand momentum that characterised the past 18 months.

Structural Support Remains, but Timing Uncertain

Key drivers include successful new project launches, rapid absorption of existing inventory, and sustained demand within the critical Mumbai Metropolitan Region (MMR). The company's expansion into Gurugram, alongside developments in Thane, Tardeo, and Worli, is set to fuel a projected 24% pre-sales compound annual growth rate through fiscal year 2028. However, Jefferies' more conservative stance suggests these launches may face softer initial absorption than peers have modelled.

Oberoi Realty remains positioned in the premium and ultra-luxury segment, where domestic end-user demand continues to show resilience. Despite global headwinds, domestic activity has forcefully anchored the market. Domestic investors drove capital inflows in Q1 2026, contributing USD 1.2 billion, a 57% year-on-year increase that accounted for three-quarters of the quarterly total.

Balance Sheet Strength Provides Buffer

Total borrowings declined to approximately ₹2,816 crore as of March 31, 2026 from ₹3,300 crore a year earlier. The debt-equity ratio improved to 0.16 from 0.21, and interest service coverage moved up to 11.96 times from 11.56 times. This fortress balance sheet allows the developer flexibility to absorb near-term demand softness without compromising project execution or pricing discipline.

Consensus Divergence Among Street

Jefferies' Hold and ₹1,680 target stands in contrast to more bullish calls from peers. Oberoi Realty is entering FY27 with one of the strongest launch pipelines seen in Mumbai's premium real estate segment in recent years, according to ICICI Securities. The brokerage has retained its "BUY" recommendation on the stock while revising its target price upward to ₹2,080 from the current market price of ₹1,633, implying an upside potential of nearly 27% over the next 12 months.

The divergence reflects genuine uncertainty around execution timing in a period of cyclical moderation. While Oberoi's fundamentals—strong pipeline, low leverage, resilient demand in the ultra-luxury niche—remain intact, the nearterm macro environment demands patience from investors wagering on a sharp FY27 rebound.
