A new name for the Peddar Road redevelopment
The South Mumbai project previously listed as OBEROI PEDDAR ROAD is now named OBEROI AURELIUS PEDDER ROAD. Oberoi Realty Limited now markets the development under the new name across its channels.
The change concerns the name only. The development remains the same, it stays at its location on Peddar Road, and it continues on the same page of this website.
Project summary and key details
The project is a residential redevelopment on Peddar Road in South Mumbai. It covers a plot of approximately 4,800 square metres formed by merging two adjacent housing societies, and the development agreement for the land was signed on 30 March 2026. The official project name is Aurelius at Pedder Road.
The scheme is planned as a single tower offering 3 BHK and 4 BHK apartments. Up to 1.40 lakh square feet of RERA carpet area is earmarked for free sale under the DCPR 2034 regulations. Pricing is available on request. For context, listings on Peddar Road average about Rs 68,000 per square foot in carpet-area terms, according to 99acres.
The project is at the pre-launch stage. During the Q2 FY27 earnings call, Vikas Oberoi, Chairman and Managing Director, listed Aurelius at Pedder Road among the company's second-half launches. Management's target window is October 2026 to March 2027.
