Oberoi Realty’s Gurugram launch puts Tower G homes under RERA
Oberoi Realty’s Three Sixty North launch in Gurugram now includes a separately registered residential tower: Tower G. Haryana Real Estate Regulatory Authority, Gurugram, registered the tower on June 26, 2026, under GGM/1074/806/2026/46. The developer announced the broader project launch three days later, on June 29, and reported bookings.
For homebuyers considering the developer’s first announced project in Gurugram and Delhi-NCR, Tower G’s registration identifies a distinct phase within the larger development. The Three Sixty North Tower G project page covers the tower; registrations for other towers in the development are separate and do not apply to Tower G.
What Tower G’s registration covers
The RERA filing identifies Tower G as one residential tower with 140 apartments. Its land area is 0.71091 acre, within a total licensed project area of 14.81875 acres reported in the tower’s filing. The registration runs through December 31, 2033, the date stated for project completion.
The apartment schedule records six carpet-area categories. The listed areas and apartment counts are:
- 438.37 sq m: 30 apartments
- 429.45 sq m: 4 apartments
- 434.83 sq m: 34 apartments
- 426.53 sq m: 2 apartments
- 37.22 sq m: 34 apartments
- 36.59 sq m: 36 apartments
Together, the categories account for all 140 apartments. The filing describes the apartments as bare-shell. It lists concrete RCC slab floors and ceilings, dry-wall construction in living and sleeping areas, toilets and kitchens, and powder-coated aluminium window frames with fixed or full-height sliding windows. A VRV air-conditioning system is provided for. The specification also lists eight elevators per tower serving the lower ground and residential floors, plus one lift connecting ground level and the basements.
Project facilities in the filing include playgrounds and parks, security and firefighting systems, renewable energy, rainwater harvesting, an underground water tank, sewage treatment and street lighting. The estimated cost recorded for playgrounds and parks is ₹306.28 lakh.
Location and market context
Three Sixty North is at Village Ghata, Sector 58, on Golf Course Extension Road in Gurugram. The RERA filing records road connections in place, water, sewerage and storm-water connections listed with GMDA, and electricity with DHBVN. A broker-published location listing places Sector 55–56 Rapid Metro station at approximately 3 km.
Locality-level figures for the October 2026 quarter put Sector 58 apartment prices at an average of ₹23,884 per sq ft, with a quoted range of ₹21,748–₹26,019 per sq ft and rental yield of about 2.59%. These are area-wide indicators rather than Tower G transaction figures. Ireo The Grand Arch, also in Sector 58, is listed locally from ₹3.30 crore and ₹24,000 per sq ft.
Oberoi Realty’s footprint
Oberoi Realty Limited was incorporated in 1998 and is headquartered in Mumbai. Its business spans residential, office, retail and hospitality developments. Company profile information reports 49 completed projects across Mumbai and more than 35 million sq ft of built space. Its notable Mumbai developments include Oberoi Garden City and Three Sixty West; the developer has described Three Sixty North as inspired by Three Sixty West.
Bookings reported after the Gurugram launch relate to the broader Three Sixty North development, not solely to Tower G. What comes next
The RERA filing gives July 1, 2026, as the likely construction start and December 31, 2033, as the likely completion date. It recorded zero apartment construction expenditure incurred by the date of application. These are filing milestones; the stated completion date is distinct from a tower-specific possession date.
Among the recorded approvals, the project licence, No. 69 of 2025, was dated May 12, 2025, and building-plan approval was dated May 19, 2026. The filing also lists environmental clearance dated June 8, 2026, fire approval dated May 19, 2026, and phasing-plan approval dated April 13, 2026.
