Oberoi Realty Adds Two Smaller Projects to Q1 FY27 Pipeline

Oberoi launched two smaller projects in Mumbai's Bandra and Malabar Hill, with a cumulative gross development value (GDV) of ₹500 crore, according to a pre-results note by JM Financial cited by Business Standard on July 3, 2026. The launches reflect the company's disciplined approach to project rollouts, following a period of strategic land acquisitions across premium Mumbai micro-markets.

Strategic Timing in Premium Markets

The company is also expected to see lower pre-sales, despite healthy sustenance sales, amid a high base from Q1FY26. Analysts noted that market-wide residential sales across India's top seven cities faced headwinds during the quarter. According to Anarock, uncertainty amid the West Asia war and its inevitable supply chain disruptions impacted overall housing sales in the top seven cities in Q1 FY27, with residential sales dropping 6 per cent Y-o-Y and 11 per cent Q-o-Q.

Despite this environment, developers have become increasingly selective in launching new projects after several years of aggressive expansion, and Oberoi's measured approach aligns with this trend. These launches form part of a larger portfolio of residential and mixed-use developments the company has been assembling.

Bandra: Waterfront Growth Corridor

The company acquired ~4 msf across MMR comprising 1) RLDA, Bandra east (19.5 lsf) as part of recent strategic acquisitions. Bandra has emerged as a key focus area for premium developers in the metro region. About 11 developers, including Adani Realty, Hiranandani Communities, Oberoi Realty, Godrej Properties, L&T Realty, The Wadhwa Group, are already part of Bandra Bay, which is positioned as a major waterfront development corridor.

The sea-facing corridor between Bandra Reclamation and Worli is witnessing a surge in sales, infrastructure investment worth ₹3.6 lakh crore, and limited land supply that's pushing property values toward the ₹1.5 lakh per sq. ft. mark. The area benefits from proximity to Bandra-Kurla Complex and connectivity via the Bandra-Worli Sea Link and upcoming Coastal Road infrastructure.

Malabar Hill: South Mumbai Premium Destination

The company acquired ~4 msf across MMR comprising redevelopment projects – 1) Malabar Hill (0.51 lsf). Malabar Hill is one of Mumbai's most exclusive and prestigious neighbourhoods, situated on a hilltop in South Mumbai overlooking the Arabian Sea. It is home to the Maharashtra Chief Minister's official residence, foreign consulates and some of India's highest-valued residential properties. Malabar Hill commands among the highest property prices in India because of its hilltop location with panoramic sea views, limited supply of properties, high-profile residents and proximity to key South Mumbai landmarks.

Malabar Hill enjoys excellent connectivity to Nariman Point, Fort, and Ballard Estate via Marine Drive and Pedder Road. Charni Road and Grant Road railway stations provide suburban rail access, while upcoming coastal road projects will further enhance connectivity.

Developer Context: Oberoi Realty's Scale-Up Phase

For over four decades now, Oberoi Realty has been an insignia of trust, transparency, cutting-edge technology and differentiated service in the Real Estate sector in Mumbai. In 2005, Oberoi Realty launched its first project, the Oberoi Garden City, significantly reshaping the residential landscape of Mumbai. The company's FY27 launch pipeline includes 1) 360 North, Gurugram (maiden project), 2) Oceanic, Carter road 3) Fairview, Malabar Hill 4) Tower D, Forrestville 5) Tower A, Jardine 6) Ralliwolf Mulund, 7) Enigma commercial strata sale 8) Pedder road 9) Adarsh Nagar, Worli, 10) Alibaug 11) Bandra, RLDA and 12) Borivali SRA project. This multi-project approach represents a significant expansion from the company's historically focused strategy of fewer, high-value luxury developments.

Despite the softer quarter, analysts remain constructive on the sector, citing healthy demand for premium housing, disciplined supply and a strong launch pipeline over the rest of FY27.
