Oberoi Realty Plans Ralliwolf Mulund Launch in Mulund, Mumbai

Published

Oberoi Realty Limited is preparing to bring a new project to Mulund, Mumbai, under the name Ralliwolf Mulund. The Mumbai-based listed developer has included the project in its second-half FY27 launch pipeline, and management has said approvals are at an advanced stage. Analysts tracking the company expect the launch to fall in the January to March 2027 quarter.

The developer has not yet opened bookings, and the chairman has said pricing for the launch is still being worked out. For buyers watching the eastern suburbs, the announcement signals that Oberoi Realty is extending its Mulund footprint beyond the Eternia and Enigma towers in Mulund West. Readers can follow the project's progress on the Ralliwolf Mulund project page.

What is planned for Ralliwolf Mulund

Ralliwolf Mulund is an upcoming project, and its product mix has not been announced in detail. The developer's recent Mulund projects offer a useful reference point for buyers. Oberoi Eternia in Mulund West includes 3 BHK homes with carpet areas from 912 to 1,127 sq ft. Its neighbouring Oberoi Enigma offers 3 BHK residences of around 1,415 sq ft and 4 BHK homes with carpet areas between 1,886 and 2,130 sq ft.

On the commercial side, Oberoi Realty reported a realised rate of about Rs 36,581 per sq ft for Eternia in the second quarter of FY27, while Enigma realised about Rs 35,906 per sq ft in the same period. These realised figures for nearby towers give buyers a sense of the price levels the developer has achieved in Mulund, though they are not a price for Ralliwolf Mulund itself.

Payment structures in the developer's earlier Mulund projects have followed a construction-linked model with a 30:30:40 schedule and loan support of up to 90 percent. Whether Ralliwolf Mulund will follow the same structure has not yet been confirmed.

Location and connectivity

Mulund sits in Mumbai's eastern suburbs and is well connected by road. LBS Road runs through the eastern suburbs from Kurla to Mulund, while the Eastern Express Highway places Thane and central Mumbai within easy reach. The Airoli Bridge links the Eastern Express Highway with the Goregaon-Mulund Link Road.

Metro Line 4, which runs from Wadala to Kasarvadavali through Ghatkopar and Mulund, will add a rail option once complete. Its Mulund stations include Mulund Fire Station, Mulund Naka and Sonapur. Mulund railway station provides suburban rail access, and R-Mall is among the area's most visited shopping destinations.

The Goregaon-Mulund Link Road is a 12.20 km corridor that will connect the Western Express Highway at Goregaon with the Eastern Express Highway at Mulund. Its completion is now expected by 2028, and it is expected to reduce travel time between its two ends from about 90 minutes to around 20 minutes. Its Mulund section intersects LBS Marg.
