Oberoi Realty Q1 FY27 Consolidated Net Profit Rises 29% YoY to ₹543.51 Crore; Board Declares ₹2/Share Interim Dividend
Strong Q1 Performance Drives Dividend
Oberoi Realty's consolidated net profit for the first quarter ended June 30, 2026 grew 29.02 percent year-on-year to ₹543.51 crore, reflecting gains in both top and bottom lines during a period that saw revenue from operations rise 31.72 percent to ₹1,300.89 crore. The company simultaneously announced a capital return to shareholders: the board declared a first interim dividend for FY27 at the rate of ₹2 per equity share, which is 20 percent of the face value of equity shares of ₹10 each.
Operating Leverage Drives Margin Expansion
Profit before tax increased 40.4 percent to ₹711.64 crore from ₹506.96 crore in the year-ago quarter. More significantly for the company's operational efficiency, EBITDA margins widened to 56.43% compared to 52.69% in the prior-year period. Total expenses increased 14.01 percent year-on-year to ₹654.17 crore, driven by over a 50 percent increase in land, development rights, construction, and other costs—a reflection of project expansion and execution activity.
Sequential Softness Reflects Real Estate Seasonality
Quarter-on-quarter, revenue declined by 25.65 percent, while profit fell by 22.71 percent. The company noted that the nature of accounting in the real estate business meant that quarterly and annual results might not be strictly comparable with earlier periods, reflecting the timing of possession events and revenue recognition typical in property development.
Expansion into Gurugram Gains Traction
Oberoi Realty recently launched its 'Three Sixty North' residential project in Gurugram, marking its entry into the NCR market. The project recorded gross bookings of ₹8,109 crore for 13.52 lakh sq. ft. of RERA carpet area upon launch, validating early demand for the ultra-luxury offering. Situated on 14.8 acres, the project includes seven residential towers and retail boulevards.
Shareholder Dividend Calendar
The record date for the interim dividend has been fixed as July 23, 2026, and the dividend will be paid on or before July 31, 2026.
