₹8,109 Crore in Seven Days: Oberoi Realty's Strong NCR Debut
Mumbai-based real estate developer Oberoi Realty has recorded gross bookings of approximately ₹8,109 crore at Three Sixty North in Gurugram, its first luxury residential development in the National Capital Region (NCR). The project's launch was announced by the company on June 29, 2026, and the bookings come barely a week after the company announced its entry into the Delhi-NCR market.
The velocity of sales reflects sustained appetite for branded ultra-luxury residential offerings in Gurugram. Demand for premium residences has remained resilient over the past two years, driven by high-net-worth individuals, entrepreneurs, senior professionals and non-resident Indians. The first phase of the high-end project in Gurugram was sold out in "two hours," with four times the demand, according to Chairman and Managing Director Vikas Oberoi.
Project Scale and Revenue Achievement
The company sold 13.52 lakh sq ft of RERA carpet area, equivalent to 23.10 lakh sq ft of saleable area, at Three Sixty North. With bookings of ₹8,109 crore, Oberoi Realty has already achieved around 51% of the project's estimated revenue potential, which totals ₹16,000 crore across two phases.
Spread across approximately 14.8 acres on Golf Course Extension Road, Sector 58, Gurugram, Three Sixty North is a luxury residential development. The first phase comprises 832 units across six towers, with residences comprising 3 BHK and studio, 4 BHK and studio, duplex, and penthouse configurations ranging from approximately 5,500 square feet to over 13,000 square feet in saleable area, with prices starting from ₹18 crore onwards, plus applicable taxes.
Oberoi Realty's First Steps Beyond Mumbai
Oberoi Realty has delivered 51 projects spanning 17.3 million square feet over the past four decades, while another 34 million square feet is currently under development. The company's entry into Gurugram marks a significant shift from its historical focus on the Mumbai Metropolitan Region.
The first phase of its premium housing project, Three Sixty North, is located in Sector 58 on Golf Course Extension Road in Gurugram, marking its first residential development outside the Mumbai Metropolitan Region (MMR). The development draws design inspiration from the group's flagship Three Sixty West project in Mumbai and aims to deliver expansive residences and curated lifestyle amenities.
Development Investment and Timeline
The project cost is estimated at around ₹6,000 crore for both phases, with development committed by Oberoi Realty of approximately ₹60 billion. The RERA completion date is 31 December 2033.
Phase one comprises 432 residences across six towers, while the overall master plan will include seven towers with the seventh to be launched in phase two. Built by L&T, India's most respected construction firm, the project represents a high-specification, low-density development in one of Gurugram's established growth corridors.
Design and Lifestyle Integration
The scheme will feature landscaped gardens, a state-of-the-art clubhouse, premium amenities and a Boulevard with curated retail and cafés to integrate convenience and leisure within the campus. The Grand Hyatt Gurgaon is within the same approximately 30-acre integrated precinct, and residents have walking access to the Grand Hyatt's lobby, dining, spa, and services.
Strategic Significance for Market Consolidation
India's residential real estate market is increasingly being dominated by developers who have diversified beyond their home markets to establish multi-regional footprints, with data trends indicating that some of the top listed developers are expanding aggressively across key cities beyond their home turf.
Oberoi Realty expects to more than double its sales value to 135 billion rupees in the financial year through March, reflecting robust demand for luxury homes in the South Asian nation. The developer has estimated an investment of around ₹6,000 crore for the entire project, including both phases.
