Oberoi Realty Reports No Cancellations at Three Sixty North, Gurugram, Despite Court-Ordered Allotment Freeze
Buyer Commitment Holds Steady as Allotment Freeze Continues
Oberoi Realty said its Gurugram project has seen no customer cancellations despite a court order, with buyers choosing to remain on the waitlist. The company is encouraging them to take their money back because it currently has no flats to offer, but buyers are choosing to remain on the waitlist.
The statement underscores sustained demand for the project even as a legal impediment halts the ability to allot new units. Three Sixty North, launched on June 29, is located on Golf Course Extension Road, Sector 58, Gurugram, and spans approximately 14.8 acres.
Court Restraint on Fresh Allotments
The comments come after the Punjab and Haryana High Court restrained Oberoi Realty from making any fresh allotments or creating third-party rights in the Three Sixty North project until the Haryana Department of Town and Country Planning (DTCP) decides on a complaint challenging the validity of the project's licence. The complaint alleges violations of foreign direct investment (FDI) norms and other statutory provisions.
While issuing the interim order, the court directed the DTCP to decide the matter in accordance with the law, considering the interests of existing and prospective homebuyers.
Initial Sales Velocity
On July 6, 2026, Oberoi Realty reported gross bookings of ₹8,109 crore for 'Three Sixty North', representing roughly half of its total revenue potential. This followed the June 2026 HRERA approval and the official launch on June 29.
The company launched the first phase on June 29 and has already sold all the apartments that were released. The first phase of Three Sixty North includes 832 luxury apartments across six residential towers. According to the company, all the homes released in this phase have been sold.
Operational Continuity
Oberoi Realty, on Thursday, issued clarification that the Punjab and Haryana High Court's order relating to its 'Three Sixty North' luxury residential project in Gurugram "does not impact existing sales already concluded" and that there is no stay on construction at the said project. The company confirms that 0 impact has been recorded on ongoing site construction or previous sales.
