Six Towers Registered with HARERA
Three Sixty North received individual RERA registrations for all six Phase 1 towers on 26 June 2026. Tower A is registered as GGM/1069/801/2026/41, Tower B as GGM/1070/802/2026/42, Tower C as GGM/1071/803/2026/43, Tower E as GGM/1072/804/2026/44, Tower F as GGM/1073/805/2026/45, and Tower G as GGM/1074/806/2026/46. Oberoi has registered each tower individually, which is the correct structure and consistent with how Three Sixty West was handled in Mumbai.
Project Timeline and Specifications
The RERA approved completion date for Oberoi Three Sixty North is 31 December 2033. This represents approximately 4.5 years of construction — consistent with a G+40+ floor tower at this specification. Phase 1 possession is targeted for Q1 2031.
The towers comprise six residential towers with approximately 420 units. Residences are offered as bare shell at ₹38,000 per sq ft, with 4 BHK units at 5,500 sq ft starting from ₹20.9 crore, and 5 BHK + Staff Room at 8,500 sq ft from ₹30.4 crore. Each tower offers one apartment per floor with private lift lobby and zero shared corridor.
Land and Development Scale
Oberoi Realty paid over ₹1,000 crore for the 14.81-acre site in Sector 58 Golf Course Extension Road. The development dedicates 67 percent to open space, with a 4-acre lake within 10 acres of central green — the only active Golf Course Extension Road project with a water body of this scale.
Construction and Amenities
L&T (Larsen & Toubro) has been confirmed as the construction partner. The clubhouse spans 1.75-2 lakh sq ft with Oberoi's signature wellness programming, including temperature-controlled infinity pool, private theatre, rock salt pool, and Oberoi concierge standard.
The Grand Hyatt Gurgaon is not 'near' Oberoi Three Sixty North. It is within the same approximately 30-acre integrated precinct. Three Sixty West in Worli's value remains durable due to Oberoi Hotels' proximity as a lifestyle amenity that does not depreciate. Three Sixty North replicates it in Gurgaon with Grand Hyatt instead of Trident.
Oberoi Realty's Market Entry
The 14.8-acre site, previously developed by Ireo Group and designed by British architect Norman Foster, is now being demolished floor-by-floor by Oberoi Realty as it forays into the National Capital Region (NCR). Oberoi Realty has built a reputation over the last four decades by creating some of Mumbai's most prestigious residential addresses. Instead of simply expanding into a new market, the developer has chosen to introduce its signature philosophy of design excellence and customer-centric living to Gurugram.
Regulatory Status
The registrations cover Phase 1 (Tower A) of the development in Sector 58, Golf Course Extension Road, Gurugram, giving homebuyers greater transparency, regulatory compliance, and confidence in their investment. RERA registration ensures that the project complies with the provisions of the Real Estate (Regulation and Development) Act, 2016, including timely project disclosures, construction progress updates, financial accountability, and buyer protection.
