Oberoi Realty Targets ₹13,500 Crore in FY27 Sales on Gurugram Launch Success

Oberoi Realty Ltd expects to more than double its sales value to ₹13,500 crore (approximately $1.4 billion) in the financial year through March, its billionaire owner said, reflecting robust demand for luxury homes. The first phase of the company's high-end project in Gurugram near New Delhi was sold out in two hours and received four times the demand, according to Chairman and Managing Director Vikas Oberoi in a Bloomberg interview published July 6, 2026.

Record Launch Velocity Signals Market Appetite

The Gurugram project launch, Three Sixty North, achieved gross bookings of ₹8,109 crore across 13.52 lakh sq ft of RERA carpet area. With bookings of ₹8,109 crore, Oberoi Realty has already achieved around 51 percent of the project's estimated revenue potential.

This marks Oberoi's first big project in the NCR market. The company has acquired 15 acres of land on Golf Course Extension Road in Sector 58, with an estimated Rs 60 billion committed for the scheme on 14.8 acres on Golf Course Extension Road in Sector 58.

Brand Portability Proven Beyond Mumbai

At the launch on June 29, Vikas Oberoi expressed confidence about expanding beyond the company's traditional Mumbai market, saying "We are launching our first project in Delhi-NCR. We feel confident now that our brand is transportable to the NCR market".

The development draws design inspiration from the group's flagship Three Sixty West project in Mumbai and aims to deliver expansive residences and curated lifestyle amenities. Phase one comprises 432 residences across six towers, while the overall master plan will include seven towers with the seventh to be launched in phase two.

Pricing and Product Positioning

The first phase comprises 832 apartments across six towers on a 14.8-acre site. With apartments priced from ₹18 crore and a base selling price of ₹35,000 per sq ft, the project is among the premium residential offerings in Gurugram.

Homes are offered in three BHK plus Studio, four BHK plus Studio, duplex and penthouse configurations. Total saleable area across the project will be nearly 4.5 million sq ft and the company has opened sales for phase one at a basic selling price of Rs 35,000 per sq ft.

Long-Term Gurugram Ambitions

Oberoi Realty aims to build a business in Gurugram that is as significant as its operations in Mumbai. The company indicated the total revenue potential for the two phases to be around ₹16,000 crore, reflecting expectations for significant demand in the ultra luxury segment.

Oberoi Realty's entry comes at a time when Gurugram has emerged as one of India's strongest luxury residential markets, driven by robust demand from high-net-worth individuals, entrepreneurs and senior corporate executives.

Broader Portfolio Strength Underpins Growth

Leadership emphasized strategic land acquisitions and redevelopment in premium South Bombay and Bandra, a phased launch cadence with four projects slated for Q1 and further rollouts across Q2–Q3. Oberoi Realty has delivered 17.3 million sq ft in the Mumbai Metropolitan Region over four decades and has more than 34 million sq ft under construction, underscoring its expansion beyond its home market.
