The company completed the amalgamation of Nirmal Lifestyle Realty into its structure during FY26, and, taken together with the Gurugram launch, the picture is of a company actively diversifying its asset mix and geographic footprint after years of being defined almost entirely by Mumbai residential and commercial real estate.
Oberoi—developer of Mumbai's ₹1.2–1.5 lakh per sq ft Three Sixty West—paid ₹40.3 crore per acre for Sector 58 land, and the market took note. Industry experts value the acquired land at over ₹1,000 crore, underlining the scale of this investment. That acquisition signalled a deliberate, researched choice rather than opportunistic entry.
The location logic is straightforward. Sector 58 is regarded as one of Gurugram's most premium residential micro-markets, driven by strong connectivity and consistent infrastructure development. Oberoi Three Sixty North benefits from its location along Golf Course Extension Road, offering smooth access to NH-48 and other major arterial routes. Golf Course Extension Road is approximately 1.5 km away, Sohna Road approximately 4 km, Cyber City approximately 12 km, NH-48 approximately 10 km, and IGI Airport approximately 20 km, making daily commuting smooth for working professionals and business owners.
The connectivity picture is also improving at the transit level. Golf Course Extension Road stands to benefit from the approved 64 km Namo Bharat RRTS network, planned to connect with the proposed metro line between GCER and Sector 5. The Rapid Metro station at Sector 55-56 already serves the locale, while the proposed metro extension from Sector 56 to Vatika Chowk will further improve travel.
Three Sixty North is Oberoi Realty's first foray into the North Indian market. Following the same design philosophy as Three Sixty West in Worli, Mumbai, the project sits on 14.81 acres along Golf Course Extension Road in Sector 58 and includes a total of 6 towers (G+35 stories). Other sources tracking the launch place the tower count at seven; the developer's disclosed land area consistently falls in the 14.8-to-15-acre range across all filings.
The project follows Oberoi Realty's signature approach of low-density development, ensuring privacy and exclusivity for residents. The development is designed to offer large-format residences with only two apartments per floor in most towers. With only 450 luxurious apartments, the density is kept very low, and each apartment will feel like its own private oasis. Apartments will be designed as either 4 BHK or 5 BHK, or as penthouses, ranging from 5,500 to 8,500 sq ft, with either separate lifts constructed for each apartment or enclosed lobby entrance doors.
One of the defining features of this project is the potential for Ritz Carlton-like services, which could make it the first major branded residence to be built in North India.
Economic Times confirms that L&T has bagged the contract to construct the high-rise residential towers for this project. That contractor appointment—among India's largest engineering and construction firms—reflects the scale of civil works involved in towers of this height and specification.
The project is registered under RERA with the number RC/REP/HARERA/GGM/1069/801/2026/41. Possession is scheduled for December 31, 2033.

That Mumbai project—located in one of Mumbai's most sought-after addresses—established the low-density, large-format tower typology that Three Sixty North now brings to Sector 58.
Entering Gurugram, even through an ultra-luxury single project, is the company's first meaningful step outside its home market in a business where execution track record, land relationships, and regulatory familiarity are typically hyper-local advantages. Golf Course Extension Road became a premium residential micro-market in 2026, competing against well-established areas such as Golf Course Road and emerging corridors like Dwarka Expressway. It experienced a 379% year-on-year growth in transaction value between 2024 and 2025, escalating from ₹693 crore to ₹3,319 crore.
