Oberoi Realty Enters Alibaug With Large-Scale Coastal Development

Oberoi Realty has entered a development agreement with landowners for a 81.05-acre land parcel in Tekali village, Alibaug, near Mumbai, to build luxury villas and a five-star hotel. The announcement, disclosed in December 2024 through a regulatory filing, marks the developer's first venture into the coastal hospitality and residential market outside Mumbai's core urban envelope.

Project Composition

The development splits into two primary components. The property developer plans to construct a high-end five-star hotel and resort on approximately 8.6 acres of this land, with a floor space index (FSI) of 30,000m2. The remaining land, measuring 72.45 acres, will be developed into around 150 high-end luxury, fully serviced, branded residential villas with an FSI consumption of about 120,000m2.

Tekali is located within Taluka Alibaug, District Raigad, Maharashtra. The location offers a peaceful environment and excellent connectivity to major cities like Mumbai, with proximity to the Mumbai-Goa Highway ensuring seamless road travel, while ferry services between Mumbai and Alibaug add convenience.
