Oberoi Alibaug: 150 Branded Villas and a Five-Star Resort on 81 Acres in Tekali
Price on Request
Oberoi Alibaug is Oberoi Realty's entry into Maharashtra's coastal second-home market, set on a landholding in village Tekali within Alibaug taluka. Oberoi Realty has acquired 81.05 acres in Alibaug in Raigad district of Maharashtra to build luxury villas and a five star hotel, after executing a development agreement with landowners. The project pairs a hospitality component with a private residential precinct on a single, unified landholding, an approach the group has used before at its integrated Mumbai townships.
About 8.6 acres will be used for constructing the hotel, to the extent of a floor space index measuring 30,000 square metres, while the company will build about 150 high-end luxury, fully serviced, and branded residential villas by consuming FSI of around 120,000 square metres on the remaining 72.45 acres. The villas are conceived as branded residences with hotel-grade services rather than standalone plots, extending the resort experience into private, owned homes.
Design direction for the villas will draw on the same instincts Oberoi Realty has applied across its Mumbai portfolio, where landscape, light, and open space are treated as core design elements rather than afterthoughts. Alibaug has become a luxury real estate centre due to its proximity to Mumbai, natural beauty and rising demand for vacation homes. A coastal site of this scale gives the architecture room to work with the terrain rather than around it, an approach suited to low-rise, villa-format living.
The timing follows a broader shift in how Mumbai's affluent buyers use Alibaug, moving from occasional weekend visits toward more regular, ferry-enabled use of coastal second homes. The consideration for the transaction to landowners is in the form of revenue and area share from the residential project, and upon execution of the agreement the company took physical possession of the land. That structure reflects a long-horizon commitment to the address rather than a short-cycle land trade.
Oberoi Alibaug is positioned for buyers who want an owned coastal residence backed by branded, serviced management, set within reach of Mumbai by sea and road. Further details on configurations, pricing, and RERA registration will follow as the project moves toward formal launch.

Village Tekali, Taluka Alibaug, Raigad District, Maharashtra · Tekali · Alibaug
Tekali village sits within Alibaug taluka in Raigad district, on Maharashtra's Konkan coast. Alibag is a coastal city and municipal council that serves as the headquarters of Raigad district, part of the Mumbai Metropolitan Region, situated about 96 km from Mumbai. The town has long drawn Mumbai residents for its beaches and slower pace, and its profile as a second-home market has strengthened as sea connectivity across the bay has improved.
The fastest way to reach Alibaug from Mumbai is by catamaran ferry from Gateway of India to Mandwa Jetty, taking about an hour. For those who need to bring a vehicle, the M2M Ro-Ro ferry runs between Ferry Wharf in Mumbai and Mandwa Jetty in Raigad, with a capacity of up to 500 passengers and 150 vehicles per crossing. This combination of sea and road access places Tekali within a working day's reach of South Mumbai while retaining the openness of a coastal village setting.

A sea bridge connecting South Mumbai to Navi Mumbai has shortened the road route toward the Alibaug corridor, feeding into onward drives and ferry connections to the Konkan coast.
A Maharashtra Cabinet-approved expressway project linking Virar to Alibaug, integrating JNPT, Navi Mumbai's airport, and the Mumbai Trans Harbour Link, is planned to improve long-term overland access to the region.
A year-round vehicle ferry service carrying cars and passengers between Mumbai and Mandwa Jetty has cut the effective door-to-door travel time to Alibaug to under two hours.
A new international airport for the Mumbai region is expected to shorten travel times from the airside catchment toward Raigad district, including the Alibaug taluka.
Ongoing widening and upgrades along the Mumbai-Goa corridor support the road leg of journeys into Alibaug taluka for those travelling by car rather than ferry.
The project sits on a unified 81.05-acre parcel in village Tekali, Alibaug taluka, large enough to accommodate a low-density villa layout alongside a separate hospitality precinct without either component crowding the other.
Rather than independent plots, the roughly 150 villas are planned as branded, fully serviced residences, extending hotel-style upkeep and management into privately owned homes.
An 8.6-acre section of the same landholding is earmarked for a high-end five-star hotel or resort, giving villa owners access to resort infrastructure without leaving the property.
Oberoi Realty is a BSE and NSE-listed company incorporated in 1998, with a portfolio of over 50 completed residential, commercial, retail, and hospitality projects across Mumbai and Thane.
Alibaug is reachable from Mumbai by catamaran ferry to Mandwa Jetty in about an hour, or by the M2M Ro-Ro car ferry, keeping Tekali within a manageable day-trip radius of the city.
The land was secured through a revenue and area-sharing development agreement rather than outright purchase, with physical possession already taken, reflecting a committed, long-term development timeline for the site.
