Oberoi Aman Worli Residences: An Aman Address on Dr. Annie Besant Road, Worli
Price on Request
Oberoi Aman Worli Residences is being developed by I-Ven Realty, a special purpose vehicle in which Oberoi Realty and its promoter Vikas Oberoi each hold a 39.13 per cent stake alongside Alpha Wave Ventures II, LP, in partnership with Switzerland's Aman Group. The residences will be developed, marketed and sold using licensed Aman marks and managed and operated under the Aman brand, bringing one of hospitality's most restrained luxury names into Mumbai's residential market for the first time as a branded home address.
The promise here is not scale but rarity: a residential component planned across roughly 150,000 to 200,000 square feet of carpet area on a four-acre site, positioned as a private, low-density counterpoint to the towers rising around it. Aman's design language, built on quiet material honesty and generous space rather than visible ornamentation, sets the tone for what residents can expect from the finished homes.
Design and execution responsibilities sit with two organisations that have each spent decades refining a singular idea of restraint. Oberoi Realty has built its Mumbai portfolio on large land acquisitions and long design cycles, while Aman has built its global reputation on understated architecture and highly personalised service across its resorts and residences worldwide.
The timing reflects a broader shift in Worli itself, a locality where the average property rate touched 81,083 rupees per square foot by the fourth quarter of 2025, up from 78,085 rupees a year earlier, and where ultra-high-net-worth buyers spent over 3,511 crore rupees on homes through the year. Placing an Aman-branded residence on Dr. Annie Besant Road, in the immediate company of Oberoi Realty's own Three Sixty West and Ritz-Carlton development, extends a corridor that already anchors Mumbai's branded-luxury map.
Oberoi Aman Worli Residences is planned as a long-horizon address, with the accompanying Aman hotel expected to become operational by 31 August 2032. Further details on configurations, specifications and pricing will follow as the project moves through its approval stages.

Dr. Annie Besant Road, Worli, Mumbai 400030 · Mumbai
Worli occupies one of the most storied stretches of central Mumbai, a former fishing island that grew into a high-rise office and residential corridor after the Bandra-Worli Sea Link opened, and today carries some of the city's steepest property values. The Dr. Annie Besant Road stretch in particular has become a byword for branded luxury towers, home to Oberoi Realty's own Three Sixty West and Ritz-Carlton hotel, alongside other landmark high-rises on the same road.
Oberoi Aman Worli Residences occupies a four-acre leasehold parcel on this very road, placing it within walking distance of the Worli Sea Face promenade and a short drive from the Bandra-Worli Sea Link, Eastern Freeway and the arterial roads that connect Worli to Bandra-Kurla Complex, Lower Parel and South Mumbai. Worli's residential market underlined this pull in 2025, when the locality accounted for 21 of the country's top 51 residential deals and recorded a gross sales value of 5,257 crore rupees across 321 new transactions, according to Square Yards Data Intelligence.

The underground Aqua Line connects Worli to Bandra-Kurla Complex, Colaba and the airport corridor, easing dependence on surface traffic for daily commutes from Dr. Annie Besant Road.
The coastal corridor linking South Mumbai to the western suburbs runs along the Worli seafront, expected to cut travel time to Marine Drive and Bandra considerably once fully operational.
Ongoing widening and connector works around Worli and Mahim improve east-west access across the city, benefiting residents commuting toward the eastern suburbs and airport.
India's longest sea bridge connects South Mumbai to Navi Mumbai, shortening drive times to the upcoming Navi Mumbai International Airport for Worli residents.
Planned elevated links between Worli and the eastern waterfront are expected to further integrate the locality with the Eastern Freeway and the under-construction Trans Harbour Link approach roads.
Oberoi Aman Worli Residences brings the Aman name to Indian residential real estate for the first time, with the homes developed, marketed and sold under licensed Aman marks and managed under the same brand.
The project is executed through I-Ven Realty, a joint venture in which Oberoi Realty and promoter Vikas Oberoi each hold a 39.13 per cent stake, bringing decades of Mumbai land acquisition and delivery experience to the site.
The development sits on a leasehold parcel of roughly 16,690 square metres, one of the larger contiguous holdings left on Worli's most sought-after residential road.
Aman's management and branding agreements run for an initial 25 years with an automatic 10-year extension, ensuring continuity of service standards and brand stewardship well beyond handover.
The site stands close to Oberoi Realty's Three Sixty West development and its Ritz-Carlton hotel on the same road, placing the new residences within an established corridor of branded luxury living.
Worli recorded 321 new sale transactions worth 5,257 crore rupees in 2025 alone, with average rates crossing 81,000 rupees per square foot, underlining sustained demand for addresses on this stretch.
